Selecting your location
The next factor to consider is location. The old
saying location, location, location still stands true today. The worst
house in the best neighborhood is worth more than the best house in the
worst neighborhood. Although we can not direct you to an area we can
provide you with information on the area such as schools, proximity to
public transportation, amenities such as parks, shopping, health care
facilities and taxes for the area this will aide you in your decision.
Choosing the perfect property
We will help you focus on the amenities that add true
value to a property. Ignoring cosmetic items such as a coat of paint,
décor or the bushes need to be trimmed. We focus on looking for a solid
structure, condition of the roof, heat, A/C, kitchen and bathrooms.
Although this inspection is not intended to replace a professional home
inspection it will help weed out undesirable properties quickly.

Before you make an offer on that perfect home or
investment property we will provide you with a Comparative Market
Analysis (CMA). A CMA compares similar properties that have recently
sold in the area that you are looking. A seller can list a house for
what ever they want. The property you are seeking should compare
favorably in price to recently sold properties in the same area. The CMA
will provide a truer value or worth of the property than the listing
price.
Making an offer…
One of our licensed agents will prepare the offer for
presentation to the seller. If you choose you may even wish to have the
offer prepared by an attorney for additional security.
Making it yours…
When the offer is accepted we will place your deposit
into an interest bearing escrow account in a state approved financial
institution. We will track the closing process every step of the way and
order all inspections, appraisals, title work that may be required by
you to ensure a smooth transaction. We will communicate with the selling
agent notify you of all communications and respond with any requests
they may have as directed by you.
